4. How much can I rent my property for?

5. How quickly can you rent my property?

  • While market conditions always dictate the exact timeline, well-priced and properly marketed properties typically rent within 3 to 5 weeks. Our aggressive multi-channel syndication ensures maximum exposure from day one.

6. How do you market my rental property?

  • We ensure your property receives maximum visibility across the entire digital rental ecosystem. Your listing is actively syndicated and marketed across dozens of top-tier platforms, including:

    • Major Networks & MLS: Our direct company website, local MLS, Redfin, and the Rent. Network (Rent., Apartments.com, Apartment Guide, Rentals.com).

    • Additional Platforms: Realtor.com, Apartment List, Dwellsy, Rentable, Rental Source, Rentler, Show Me The Rent, and many more.

7. How do you screen tenants?

  • Protecting your investment is our top priority. Our rigorous screening process is fully integrated through AppFolio, allowing us to comprehensively evaluate every applicant across four critical pillars:

    • Credit History: Assessing financial responsibility.

    • Criminal History: Conducting background checks for safety and security.

    • Eviction History: Verifying past rental performance and compliance.

    • Employment & Income Verification: Ensuring applicants meet our strict income-to-rent thresholds.

8. Who shows my property to prospective tenants?

  • Security and professionalism are paramount. Properties are only viewed with a licensed Real Estate agent. We do not allow self-showings or unescorted access, ensuring that prospective tenants are properly vetted during every walkthrough.

9. How does MPM handle maintenance?

  • Routine maintenance is coordinated seamlessly to protect your asset. Most maintenance costs in the home are the responsibility of the homeowner, unless damage is directly caused by the tenant or tenant negligence. You will always be notified in advance any time maintenance or vendor service is scheduled for your property.

10. How often do you inspect my rental property?

  • Regular oversight ensures your property remains in top condition. We perform four inspections annually on a structured quarterly basis:

    • 2 Exterior-only inspections to monitor curb appeal and property grounds.

    • 2 Interior/Exterior comprehensive inspections to evaluate mechanical systems, overall wear and tear, and tenant lease compliance.

11. Can you manage my property if I live out of state?

  • Certainly! The vast majority of our homeowners are stationed overseas, deployed, or living out of state. We act as your local eyes and ears, handling everything from tenant communications to maintenance coordination so you can enjoy truly passive ownership.

12. Do you specialize in military and PCS rental properties?

  • Yes. Approximately 95% of our properties are owned by military personnel. Because of our coastal location near major installations, we are deeply well-versed in handling communication, paperwork, and logistics with military members regardless of what time zone or part of the world they are stationed in.

13. What happens if my tenant receives PCS orders?

  • Military Permanent Change of Station (PCS) orders happen frequently, often with short notice. Per standard clauses, there is no penalty for tenant lease termination due to official military orders. The moment we receive notice, we immediately begin marketing the property to minimize vacancy and seamlessly restart the leasing process.

14. What happens if my tenant stops paying rent?

  • We maintain a firm, procedure-driven approach to rent collection and lease compliance. If a payment issue arises, we act quickly and handle the legal eviction process on your behalf as far as local jurisdiction and North Carolina law allow.

15. How do I get started with MPM Property Management?

  • Getting started is quick and easy. Simply give us a call or send us an email. All onboarding paperwork and management agreements are completed 100% online, allowing you to get set up smoothly so you can get back to what matters most.

Vacation Rental Property Management

1. What does a vacation rental property manager actually do?

  • A professional vacation rental manager handles the day-to-day operation of your property, including marketing, guest communication, reservations, check-ins and check-outs, cleaning coordination, maintenance, pricing, and owner reporting. MPM manages the details so you can enjoy the benefits of owning a vacation rental without having to manage it yourself.

2. How much does it cost to have MPM manage my vacation rental?

  • Our management fees are designed to be straightforward and transparent. Our management fee is 15% of the base rental price per reservation. Example: Base rent = $1000.00 Management Fee: $150.00

3. How do you determine how much my vacation rental can make?

  • We look at factors such as the property's location, size, amenities, condition, sleeping capacity, comparable vacation rentals, seasonality, local demand, and historical booking trends. Our goal is to provide a realistic income projection rather than simply giving you an inflated estimate to win your business.

4. Where will my vacation rental be advertised?

  • Your property is marketed across major vacation-rental channels and booking platforms, such as AirBnB, VRBO, and our direct booking platform, giving it exposure to travelers searching for accommodations in the Topsail Island, North Topsail Beach, Surf City, and surrounding coastal areas.

5. Do I have to handle guest communication myself?
No. MPM handles guest communication throughout the reservation process, including questions before booking, pre-arrival information, check-in instructions, during-stay concerns, and post-stay communication.

6. What happens if a guest damages my property?

  • We document property condition, coordinate inspections and cleaning, and address reported damage according to the applicable reservation and rental policies. When appropriate, we work to recover eligible costs from the guest or their damage insurance while keeping the owner informed.

7. Who handles maintenance and emergencies at my vacation rental?

  • MPM coordinates maintenance and emergency issues with trusted local vendors and communicates with the owner when decisions or approvals are needed. Our local presence allows us to respond to problems much faster than an owner managing the property remotely.

8. How often will I know what is happening with my property?

  • Owners have access to their property information and financial reporting, while our team remains available to answer questions and provide updates when needed. Our goal is to give owners transparency without requiring them to be involved in the daily operation.

9. Can I use my vacation rental for personal vacations?

  • Yes. Owner use can be incorporated into the property's rental calendar. We can help you understand how blocking dates for personal use may affect your property's rental potential and income but will never charge you for using your own home; even during peak season.

10. What happens if I decide to stop using MPM as my vacation rental manager?

  • We believe owners should stay with us because of the service we provide not because they are trapped in a complicated agreement. If management needs to end, we work to make the transition as organized and professional as possible, including communicating reservation and property information as appropriate.

11. Why should I choose MPM instead of managing my vacation rental myself?

  • Managing a successful vacation rental involves much more than putting a property online. It requires responsive guest service, dynamic pricing, marketing, cleaning coordination, maintenance, inspections, problem-solving, and availability around the clock. MPM allows you to own the property without taking on the responsibilities of operating it.

12. Does MPM manage vacation rentals locally?

  • Yes. Local management is one of our biggest advantages. MPM is based in Sneads Ferry and serves the surrounding coastal communities. Having a local team means your property isn't being managed by someone hundreds of miles away who has to rely entirely on third parties.

Long-Term Tenant

1. How do I apply for a rental property with MPM?

  • You can apply online through the listing for the property you are interested in. Each applicant over the age of 18 years old is required to complete a separate application.

2. What are MPM's rental requirements?

  • Our rental requirements may include factors such as income (3x/mo. rent), credit history, rental history (No evictions in the past), employment, and other screening criteria.

3. How much income do I need to qualify for a rental?

  • MPM evaluates an applicant's ability to reasonably afford the rent along with other qualifying factors. Applicants should provide accurate and verifiable income information as part of the application process.

            * 3x the monthly rent, minimum.

4. Do I need good credit to rent a home?

  • Credit history is one factor considered during the application process, but it is not necessarily the only factor. MPM may consider the applicant's overall financial and rental history when evaluating an application.

5. Do you accept military applicants and BAH as income?

  • Yes. MPM works extensively with military renters and understands the unique circumstances associated with military relocations, PCS moves, and housing allowances. When applicable, verifiable military income and housing allowances can be considered during the application process.

6. Can I rent a home if I am relocating to the area?

Yes. We regularly work with renters who are relocating to the Jacksonville, Sneads Ferry, Holly Ridge, Richlands, Hampstead, and surrounding areas. If you are moving to the area for a new job, PCS, or other reason, we recommend starting your search early and providing all required documentation with your application.

7. How quickly can I move into a rental property?

  • Move-in timing depends on the property's availability, the application and screening process, and whether any preparation or maintenance is required before the home is ready. The available move-in date listed on a property should be considered an estimate until the property is officially approved and ready for occupancy. In some rare cases we have made it possible for next-day move-ins.

8. Can I schedule a showing before applying?

  • Yes. MPM offers showings for available rental properties. Availability and showing times vary by property, so prospective renters should call our office at 910-939-0484 to schedule a showing for each individual listing.

9. Do I have to see the property before applying?

  • Not necessarily. However, we strongly recommend that applicants personally view the property or have someone they trust view it on their behalf before signing a lease. Photos and online listings cannot always communicate everything about a home's size, location, features, etc.

10. What fees should I expect when renting through MPM?

  • Potential costs include application fees, security deposit, first month's rent, pet-related fees, and other charges specifically disclosed for the property. All MPM tenants are required to enroll in our $30.00 benefit package. MPM believes renters should know the expected costs before committing to a property, so review the listing and lease documents carefully.

11. Are pets allowed in MPM rental homes?

  • Pet policies are determined by the individual property owner or HOA and may vary from home to home. Some properties may have restrictions on the number, type, size, or breed of pets. Always verify the pet policy before applying.

12. What happens after my rental application is approved?

  • Once approved, MPM will provide instructions regarding the next steps, which may include signing the lease, paying required funds, completing required documentation, and preparing for your scheduled move-in.

13. How do I pay my rent?

  • MPM provides tenants with access to an online tenant portal where rent and other approved payments can be made according to the payment options available for your account. Credit card, debit card, ACH, cash, cashier's check are all approved.

14. What happens if I need maintenance after moving in?

  • Tenants must submit maintenance requests through the MPM tenant portal. For emergencies outside normal business hours, MPM provides an after-hours emergency reporting process so urgent issues can be addressed appropriately.

15. Who do I contact if I have a problem with my rental?

  • During normal office hours, MPM's property management team can assist with questions regarding your lease, rent, maintenance, and other rental-related concerns. Emergency maintenance issues outside normal business hours should be reported through MPM's designated emergency phone process.

16. What is a security deposit used for?

  • A security deposit provides protection for the property owner against qualifying charges such as unpaid rent, damages beyond normal wear and tear, or other amounts that may be owed under the lease. Security deposits are handled according to applicable North Carolina law.

17. Can I transfer to another MPM rental if my circumstances change?

  • Potentially. If you need to move to another property managed by MPM, contact our office to discuss your circumstances. A new application, lease, and qualification process may be required depending on the situation.

18. How do I give notice when I am ready to move out?

  • Tenants must follow the notice requirements contained in their lease. We recommend reviewing your lease and contacting MPM well in advance of your planned move-out date so you understand the required notice and move-out procedures.
